There are considerable advantages to using metal. The most obvious of course is durability. Metal roofs are super tough, and can last for the lifetime of the house. They can take merciless thrashing from stormy weather and still come out intact. They are also extremely lightweight making them easier (and more economical to install). Metals roofs can be laid over pre existing roofing material eliminating the need to tear out the old roofing prior to installation. They are resistant to insects, and if properly galvanized, metal roofing is also rust resistant. Metal roofs are also non combustible, and contrary to popular perception are not extra susceptible to lightning. If this doesn’t make you feel safer, use a lightning rod to lightning proof your house. Because of its smooth surface, water glides off easily making metal roofing water resistant too. Plus metal roofing is low on maintenance. They are a little on the expensive side, but the durability of metal roofs more than makes up for the initial expense involved in their installation. They may be a bit slippery and tricky to walk on when you’re inspecting the roof but the newer metal roofing systems come with grooves which reduce chances of slipping. Metal roofing can be terribly noisy especially when it rains. Ask your Miami, FL area roofing contractor about sound insulation or sheathing to minimize the noise levels.
Installing metal roofing can give your home some extra style. It will also help save you money on repairs and energy bills in the long term. On the other hand, metal roofing materials are not as common as other roofing materials, so their installation should only be trusted to a Miami area professional metal roofing contractor with experience working with metal roofing materials. The metal used in roofing can expand and contract over time, so the results for your roofing system can be disastrous if not properly installed. Currently have a welded rubber roof on a flat roofed home. I am considering a granular coated epdm roof installed over the existing roof(no tear off) with 1/2" insulation. I've been told the area is approx. 32 squares and that there is around 400 linear feet at the boundary with the mansard shingle roof. The shingles are in good shape and would only be replacing two rows of the shingles around the bottom of the upper mansard(sp?)

In need of roof repair or replacement. Older 3-story row home. Roof also has a sky-light. Currently, we are expereincing leakage from the sky-light and front bedroom when it rains, and leakage in the rear bedroom when snow melts only.
